§ 70-146. Side and rear yard.

  • A. 
    There shall be a rear yard, the depth of which shall be not less than 15 feet for buildings provided with municipal sewerage systems and not less than 20 feet for buildings not provided with municipal sewerage systems.
    B. 
    Other than an access driveway, no side yard shall be required for buildings used for commercial purposes except where the side line boundaries of the plot adjoin a residence district, in which case a minimum side yard setback of 15 feet shall be maintained. In the case of senior citizen facilities or nursing homes, minimum side yard setbacks of 15 feet shall be maintained on each side in all cases.
    C. 
    A "big-box commercial use" shall provide a minimum rear yard, the depth of which shall be a minimum of 50 feet, except where the rear yard boundaries of the plot adjoin a residence district, in which case a minimum rear yard of 150 feet shall be provided.

    D. 
    A "big-box commercial use" shall provide a minimum side yard, the depth of which shall be a minimum of 50 feet, except where the side yard boundaries of the plot adjoin a residence district, in which case a minimum side yard of 150 feet shall be provided.
