§ 70-39. Floor area.

A.
No dwelling shall be erected unless it has a habitable floor area of at least 1,000 square feet.

B.
The gross floor area shall not exceed 45% of the lot area.

C.
The gross floor area on a lot shall not exceed 3,400 square feet unless the lot area is greater than 8,500 square feet and the minimum side yard is increased to 10 feet.

For lots greater than 8,500 square feet, development exceeding 3,400 square feet of gross floor area shall comply with the regulations of Article IV, R-A.

D.
In no case shall the limitations of this section prohibit a dwelling of less than 2,500 square feet on a lot held in single and separate ownership as of December 31, 1999, so long as the building conforms to all other restrictions of this chapter.
